Why single-family is different from multi-family
An apartment building has economies of scale: one roof, one parking lot, trades on site. A scattered single-family portfolio has none of that. Each property is its own roof, its own yard, its own HOA, its own school zone and its own drive time.
That is precisely why owners of one to five houses get the worst service in this market. Large firms are built for doors-per-mile, and a scattered small portfolio is the least profitable thing on their books. It shows.
What we do differently
- Flat fee per unit, so a $2,200 house does not cost you twice what a $1,100 house costs to manage. The work is the same.
- No long-term contract. If we are not worth it, leave.
- Free porting from your current manager — files, deposits, tenants and all.
- Voucher-capable, which roughly doubles the tenant pool in much of this region.
