What you actually get back
- A rent figure with the comparables behind it — drawn tight around your property, not a ZIP-code average. In Houston a single ZIP can contain two streets that rent $500 apart.
- What it nets under management, after the fee, so you are comparing like with like against self-managing.
- The voucher view, if it is relevant — which authority covers the address, and whether the arithmetic favors a voucher tenancy for that property. Sometimes it does not, and we will tell you that.
- What we would fix before listing, if anything, and roughly what that costs.
What happens next, and what does not
We send you the analysis. That is the end of the obligation. There is no contract attached to it and no sequence of calls afterwards — if you want to talk you will tell us.
Owners quite often use this to decide not to rent a property, or to sell instead. That is a legitimate answer and we would rather give you an honest number than an encouraging one.
