Marketing & Advertising

A rental listing competes with several hundred others on the same screen. It has about two seconds and three photographs to earn a click.

Where the listing goes

Syndication puts the property on the major consumer portals — Zillow, Trulia, HotPads, Apartments.com and the rest of the network — from a single posting. That part is table stakes and every competent manager does it.

What most Houston managers do not do is list on the voucher-facing platforms: AffordableHousing.com, which is where housing authorities actually direct voucher holders, and VoucherMatch. If a property is voucher-friendly and is not on those, it is invisible to a large and motivated pool of tenants who are actively looking and who arrive with a guaranteed payment source behind them.

Photography earns the click

Professional photography, shot when the property is genuinely ready. Not before the carpets are cleaned, not with the previous tenant's belongings in shot, not at 2pm with every blind shut. This is the cheapest improvement available to most listings.

The listing copy does a job too

Naming the specifics — the school attendance zone, the flood history if it is favorable, whether it has a garage rather than a carport, whether the yard is fenced — filters the enquiries you get. A vague listing generates volume; a specific one generates applications from people who have already decided.

Common questions

How many sites do you list on?

80+ through syndication, plus the voucher-facing portals where relevant, plus our own available-rentals page.

Do you pay for photography?

Professional photography is part of getting the property leased, not an add-on we bill separately.

Will you advertise a property that is not ready yet?

We would rather not. Listing early generates showings of a property that shows badly, which costs more in lost momentum than the few days saved.

The rest of the service

Every part of it is covered by the same flat fee per unit. Nothing here is an add-on.
