Rent Collection

Collecting rent is not the hard part. Collecting it consistently, following up the same way every month, and never being the person who has to ask — that is the part owners are actually buying.

How rent moves

Tenants pay electronically through the tenant portal. Owners are paid by direct deposit on a set schedule, with the statement available in the owner portal before the money lands so you can see what it consists of.

Late rent, handled the same way every time

The reason late rent becomes a problem is inconsistency. A landlord who lets it slide in March has a much harder conversation in April. We run the same sequence every month — reminder, notice, then the formal step Texas requires if it goes that far — so the expectation is set by the process rather than by whoever happens to be calling.

If it does reach the point of a notice to vacate, the Texas process has specific requirements on how notice is delivered and how long it runs. That is covered on the evictions and legal page.

Voucher properties collect differently

On a Section 8 tenancy the housing authority pays its share — usually the larger share — directly, on schedule. The tenant portion is the part that is subject to the usual collection process. In practice this is one of the least discussed advantages of voucher tenancies for an owner, and it is a reason the category deserves more attention than most Houston firms give it.

Common questions

When do owners get paid?

On a set monthly schedule by direct deposit, with the statement visible in the owner portal beforehand.

What happens if a tenant does not pay?

A defined sequence runs automatically: reminder, then formal notice, then the Texas legal process if it gets that far. You are told where it stands rather than having to ask.

Do you charge late fees, and who keeps them?

Texas caps and conditions what can be charged as a late fee and it must be set out in the lease. How fees are split is stated in the management agreement in plain terms, not buried.

The rest of the service

Every part of it is covered by the same flat fee per unit. Nothing here is an add-on.
