What you will need
- Government-issued photo identification for every adult applicant
- Proof of income — recent pay stubs, an offer letter, or benefit documentation
- Rental history with contactable previous landlords
- Consent to a credit, criminal and eviction-history check
How we assess it
Written criteria, applied the same way to every applicant. We look at housing-related history more heavily than a headline credit score, and criminal history is assessed individually rather than as a blanket bar.
If you have a housing voucher
The income test is applied to your portion of the rent, not the full contract rent, because the housing authority pays its share directly. Managers who do not understand this reject good applicants; we are not one of them.
