Owner FAQ

The questions we actually get, answered without marketing language.

Still not answered?

Call us. A five-minute conversation usually beats a page of text, and we would rather answer the specific question about your specific property.

Common questions

How much do you charge?

A flat fee per unit per month rather than a percentage: $129 under 4 units, $109 from 4 to 19, $85 at 20 or more, custom above 50.

Is there a contract?

No long-term contract. Leave any time.

What does it cost to switch to you?

Nothing. We port properties, files, deposits and tenants across free. Your only constraint is your current manager's notice period.

Who holds the security deposits?

Texas has specific rules on deposit handling and on the deadline for accounting for one after move-out. We will tell you exactly where your money sits before you sign anything.

How much maintenance can you authorize without asking me?

You set the threshold. Below it we act and report; above it we call first with a diagnosis, a quote and a recommendation.

How often do I get paid?

On a set monthly schedule by direct deposit, with the statement visible in the owner portal beforehand.

Do you manage properties for out-of-state owners?

Frequently. That is a large part of who this service is for.

Will you tell me if my property is not worth renting?

Yes. Owners quite often use the free analysis to decide to sell instead, and an honest number is more use to you than an encouraging one.

Do you handle HOA violations?

Yes. They are addressed to you, not the tenant, so they land with us as your agent.

What happens if a tenant stops paying?

A defined sequence runs: reminder, formal notice, then the Texas legal process if needed. You are told where it stands rather than having to ask.
