Kettle & Oak Texas

Financial Reporting

You should be able to answer ‘what did this property make last year’ in about fifteen seconds, and your accountant should not have to reconstruct anything in March.

What you get

  • Owner portal — statements, invoices, condition reports and documents, available whenever you want them rather than on request.
  • Monthly statements showing income, itemized expenses and the disbursement, with the underlying invoices attached.
  • Year-end reporting in a form a CPA can work from directly.
  • Buildium underneath it, which is the same platform the Chicago operation runs on.

Property tax is a real line item here

Texas has no state income tax and comparatively high property tax, which changes the arithmetic of owning rentals here relative to most other states. The assessment is not a fixed fact — it can be protested, and exemptions exist that owners routinely fail to claim.

We assist with protests and exemption filings because on a Houston rental this is frequently worth more than a month of rent, and it is the sort of thing that quietly never gets done when an owner is managing at a distance.

Common questions

Can my accountant get access directly?

Yes. Read access can be granted to your CPA so nobody has to email spreadsheets around in March.

Do you issue 1099s?

Year-end documentation is prepared as part of the service.

Can I see maintenance invoices, not just totals?

Yes — the underlying invoice is attached to the line item. A manager who shows you only a total is asking you to take the total on faith.

The rest of the service

Every part of it is covered by the same flat fee per unit. Nothing here is an add-on.
