Condo & Townhome Management

Condos and townhomes add a third party to every decision: the association. That changes what management actually involves.

The association is a stakeholder, not a background detail

Many associations restrict leasing — minimum lease terms, caps on the proportion of units that may be rented, approval requirements for tenants, registration of leases. Owners discover these at the worst possible moment, which is after they have signed a tenant.

We read the governing documents before marketing the unit. It is a dull hour that prevents an expensive problem.

Who fixes what

The line between association responsibility and owner responsibility is where most condo maintenance disputes live. Roof, exterior, common plumbing stacks, foundation — these are frequently association matters, and paying to fix something that was never yours to fix is a pure loss.

Violations reach you, not the tenant

Covenant notices are addressed to the owner. Parking, trash placement, exterior storage, pets — the tenant creates the violation and you receive the fine. We handle the notice and the tenant conversation.

Common questions

Can you deal with my HOA directly?

Yes, as your agent, within whatever authority the management agreement grants.

What if the HOA restricts leasing?

We check the governing documents before marketing. If there is a leasing cap or an approval process we work within it rather than discovering it later.

Are condos good Section 8 properties?

Sometimes. Association rules and the inspection standard both have to work, and a leasing cap can rule it out entirely.
